Why Concrete Slabs Settle in Anchorage
Settlement is one of the most common concrete problems in Anchorage and the surrounding areas. The primary cause is Alaska's frost cycle. As the ground freezes and thaws repeatedly, soil compacts and shifts beneath slabs. Over time, voids form under the concrete and the slab settles into those voids.
Poor drainage that allows water to erode fine soil particles out from under a slab is another common cause. So is inadequate compaction during the original installation. Whatever the cause, a settled slab creates an uneven surface, water ponding at the low point, and trip hazards where panels are no longer flush.
The good news is that when the slab itself is still structurally sound, meaning it has not broken into multiple pieces, leveling can restore it to a usable surface for significantly less than replacement.
How We Level Concrete Slabs
We use mudjacking (also called slabjacking) to lift settled concrete. The process involves drilling small holes through the existing slab, pumping a slurry material under pressure into the void beneath, and letting that material fill the void and lift the slab. Once the slab reaches the correct elevation, the holes are patched.
For slabs with drainage issues contributing to the settlement, we also address the drainage as part of the project to reduce the chance of the problem recurring.
If the assessment shows the slab is too damaged for leveling to be effective, we will tell you honestly and provide a concrete replacement option instead. We do not push leveling when replacement is the right answer.
